I have personally successfully sent out RVM's and gotten responses from people in pre-foreclosure. In my message, I audibly flipped through papers (seriously put them right next to my mic) acting like I was trying to find their specific info and then said "well anyways" and then said that I was looking to purchase homes in their area and asked them to call back if they were interested.

Newer investors can use smartysheets.com for free for a year to quickly determine if houses on lists are accepting mail. It's a fast way to find high value opportunities on your lists.

If you want to cast a wide net like this it has to be vague, it sounds like your usual message, omitting the address, would be a good starting point.

The responders are correct, you're best off collecting names from county assessor sites. After you have owner's first, last, address, city, and state in their own columns you'll be ready to run a batch skip trace and get everyone's numbers.

You have to skip trace them. With a bulk skip tracing service, you can process an entire list at once.

Skip Trace is a term that originated from debt collectors and private/public investigators. It is a way to find current contact info and whereabouts from old/incomplete contacts and whereabouts.

When used by a Real Estate professional "skip tracing" refers to obtaining phones numbers from name and address info of property owners.
