Newbie question time. I'm coming to understand that we as wholesalers do not want to use realtors and give up that commission yet on the other hand we can use them to pull OFF-market MLS's, or potentially find buyers.

Question

1). Do we call around to see who's basically willing to work with us? Do we come forth and tell them we're wholesalers or investors?

2). Do we as wholesalers pay them?? What type commission are we set to give? The regular 3% they'd normally make?

3). What type contract or even do we make realtor sign anything to either work with them; to pull leads, or find buyers?

Stumbled upon this post and your comment above. As a 1st RE investor I am learning the ropes solo as well. Although at 36 I believe I can still do it. Just needing some sort of mentorship on the proper way of going about things.

@Kaden Mcmullan very wise to want to get started at such a young age. For now; to learn the game, you have to understand the game. Read, read, read, highlight it, read more... Yes, the end goal is to create self wealth but there is no sense diving head first if you don't know the game. There is so much more then meets the eye. Marketing, finding sellers to buy their homes, are you a good negotiater? You'll need to create a team of people you need to call on as soon as you actually put the seller under contract. Which Lenders to get: private, hard money, your own liquidation.

Books brother... And YouTube has a sea of free videos. Just sift out all the buy my, give me money and I'll show you, pay me, free trail stuff and watch, take notes, ask more and more, AND more questions here.

I'm just starting as well. All thought I'm much older then you I dont think thier is a age limit to when you get in the game. I'm on my 2nd book of learning watching videos and asking questions. Don't rush it!

Very well detailed sir.

As a newbie investor I hadn't a thought as to why but now that I'm digging deeper and with the advice serveral including yourself have gave my thought as to why is quite simple. Financial freedom without the 9-5 go nowhere job allowing me as much free time with my 2 children, 1.5 yrs an a unborn. To able to retire soundly when I deem fit not when I'm told to retire.

I am 36, 37 in Oct. So I'm realistically looking for possibly a 15-20yr exit cash flow. Your points are beyond Valid but as a new investor a possible mentor could help guild me through this process.

@John Sledge from my understanding, and I do not have much at this stage. Hah. When when you find a house, get the signed contract and quickly turn to get a renovation quote you can add the sale and quote to the local community bank for a 75-80% check of the assement value? Am I sort of on the right direction?

Hello, Names Christopher I reside in the North Eastern part of Pennsylvania since 2004. 2 kids and a fiance in a 2/1 apartment for the last 9yrs. Looking to get out but at 36 I do not want to just settle and I just became aware of wholesaling and even the BRRRR method of real estate. I'm in talks currently on possibly getting my real estate license. Looking to recieve any and all advice on the beginning procedures of the above mentioned. Additionally any rental investment advice will be greatly appreciated. If anyone who does read this an resides in the 570 region I would love to have a sit down an speak about the startups.
