So I'm guessing a Free and Clear tax auction from the county also has it's hidden features? As always, Thank you for the replies. I will do more digging into title history on the particular dwellings I'm looking into.

@Kate Daye Thank you for your reply. A Scranton native, excellent that you replied. You're probable aware of the auction I am speaking about then. I'm in a super tight apartment with 2 kids and seen that this can potentially be a way out. The 2 dwellings you bid on happen to be at a free an clear auction?

This upcoming Judicial Tax sale is for free and clear properties in Lacakawanna county;

The properties exposed to sale will be sold FREE AND CLEAR of all tax
and municipal claims, mortgages, liens, charges and estates of
whatsoever kind, except ground rents separately taxed pursuant to §610
of the Real Estate Tax Sale Law. The properties being offered for sale
have been previously advertised at the time of the Tax Claim Bureau’s
Upset Sale, which Upset Sale is referenced in the Petition for the
Judicial Sale for each property.

I am interested in a few lots and was wondering if anyone had any tidbits of information about purchasing them? I have mapped the lots, I have ran deeds, I have looked up and went physically to the addresses, owners, the type of dwellings. A buddy of mine that buys at these tells me not to worry about any liens if it made it this far into the tax sale. Do I still want to go ahead an run a title search even for a free and clear sale? Also the one MFR I am looking to bid on the current owner (Husband) and the secondary owner (Wife) are both deceased. What if any problems can or will arise because of that and how can I combat it.

@Ray J. That area is more pinpointed towards vacationers with the huge lake out that way. One huge tourist attraction for the area.

@Ray J. No I don't. I live locally to that area. The hideout has been a well known well..(Hideout) for drugs. Lots of drugs. I would 100% garuantee the prices are skyrocketing because all the out of staters are gobbling up properties at well over asking prices that locals can't afford driving up prices for the local community in the housing market.

@Bonnie White @Ray J. just watch out at the hideout. A lot of drugs pass through there and that area.

Looking for a possible JV with anyone in the North East part of Pennsylvania in hopes of a complete understanding of Wholesaling to better ourselves. Not looking for any outside or virtual parties to JV since this will be a complete side by side partnership.
