Questions on Realtor use

Newbie question time. I'm coming to understand that we as wholesalers do not want to use realtors and give up that commission yet on the other hand we can use them to pull OFF-market MLS's, or potentially find buyers.

Question

1). Do we call around to see who's basically willing to work with us? Do we come forth and tell them we're wholesalers or investors?

2). Do we as wholesalers pay them?? What type commission are we set to give? The regular 3% they'd normally make?

3). What type contract or even do we make realtor sign anything to either work with them; to pull leads, or find buyers?
