Nice! Gotta agree with Keenan. Jamie is a good guy and that's a nice deal! House hacking up here is def a great way to start. Hell, pretty much all of us probably did. I know that's how I started.

Hey Jeromy,

RE investor in Anchorage here. Your idea is exactly how I got started in real estate. First place was a VA loan with zero down and it has worked out great for me. Just to make sure I understand correctly, you need the entire fourplex to be vacant to fit just your family? Will you be renting out units to them? Or is it just so you are together but separate?

A few more specifics, are you looking for one with a common entry area? or individual exterior doors? It may be difficult, albeit not impossible to find one completely unoccupied in Anchorage. Most have  a tenant or two or are really junky if unoccupied. 

Have you reached out to any agents? I know a few who specialize in real estate investing. Some that even flip fourplexes themselves and would be able to provide you with an empty one that has been completely remodeled.

Assuming its paid off,and given Alaska's current economy, I would probably just rent it out as is and pocket the 1200 (location depending) a month. Or talk to a few builders and see if they are interested in either partnering or buying the land from you. Kind of an open ended question as we have no idea about your finances etc. If you are just flush with cash then I would look in to tearing it down and building something bigger. But again, depends a lot on location and your budget. 

You wont get much appreciation up here, but you can get pretty good cash flow. Even though the rental market has softened a bit as of late.

I do indeed! I know quite a few agents. I would recommend @Jamie Rose for any investments. He knows his stuff and has investments of his own.

Look at comparable properties in the area. Or find an agent who invests themselves. They can show you comparables for the area using the MLS. If your in Anchirage or the surrounding area I could suggest some people to help you out.
