10k isn't gonna do much for you in most markets (at least in the western states. I know nothing about the markets in N.H.).  You'll need to get creative.  There is potential to obtain properties with little to nothing down* using lease option and reassignment strategies, though you need to have your ducks in a row if you're going to go this route.  However, these strategies, like anything else, are contingent upon individual markets.  Each market and submarket has their own idiosyncrasies, with which you'll have to become familiar prior to engaging.  

*note: Nothing down describes the net amount out of your pocket in certain situations.  It can be accomplished after a reassignment in which the tenant buyer puts an equal or greater amount down after your (investor buyer) initial down payment.

Thank you for your replies @Douglas Dowell and @Peter K. I appreciate your honest feedback. Also, for anyone else who might read this thread, the correct spelling of the RE attorney in discussion is "Lerman," not Lehman as I originally typed.

Has anyone in northern California (bay area, san jose, san francisco, Oakland) had experience working with Lerman Law Partners, LLP? Their reviews look a little too good on yelp. I suspect they may have paid a 3rd party to scrub negative reviews.

Welcome to BP, Andy.  This site a great resource.  As a newbie to BP, I'd strongly suggest listening to the BP podcasts.  I have learned quite a lot from the podcasts and they are all available to download through the "Learn" tab at the top of the screen.  Granted, there's much more to this site than just the podcasts, but I'm sure you'll discover more BP gems soon enough.

Hi Wesley, 

I also spent much time researching the Reno market.  I spent a few days there last weekend driving around and meeting with a local RE agent / investor.  His name is Scott Myer with Myer Realty (Office phone: 775-360-4900).  He's a really nice guy.  He spent several hours with me helping me understand the market.  Scott would be a good connection because he's been in the area since the 70's and has been in the RE business for about 15 yrs.  He also knows reputable contractors, mortgage officers, property management companies, etc.  Should you decide to reach out to him (he's not on here, you'll have to call or email), tell him I referred you.
