Hello @Perry Z.

You're correct.  Sacramento does not have many good cash flow properties, nor does the bay area, nor does the west coast in general.  I've spent the last several months scouring CA for good cash flow towns but, ultimately, it was a futile effort.  You'll have to look to the midwest if you're interested in buy and hold.

I drove through Stockton a few weekends ago and was taken back on how desolate the place was.  It was pretty much a ghost town.  There are construction projects unfinished, derelict houses with bars on the windows.  All in all it did not seem inviting.  I did do some preliminary research on Stockton and noted there was some potential for decent buy-and-hold properties, but nothing I found was what I would consider A-class property.  Out of curiosity, where did you hear about the "buzz" you mentioned?

Welcome to BP, @Bryan Nunes.  I used to live in Dublin and am currently living in San Jose.  Good luck with the traffic.  Like you, I became interested in buy and hold properties and spent too much time scouring the bay area, and peripheral areas, looking for a 1% property.  Long story short, the bay area is a terrible market for buy and hold if you're seeking the 1%.  I've since looked elsewhere and have found several promising markets, but no where near here.  I'd be happy to share what I'v come across.  PM me if you're interested.

Welcome to BP, Garrett.  My wife and I were in Reno recently investigating the potential for buy and holds.  That area shows promise and its quite inviting for a weekend getaway.

I know a realtor in Reno that is an investor himself.  His name is Scott Myer, from Myer Realty, can be reached at (775)360-4900.  His brother is also an agent/investor.  Scott deals with all types.  I can't say he specializes in condos, but he might be able to help.

Welcome to BP, Eric.  There are a couple of great ways to begin connecting with local investors.  Check out the features under "Network" at the top of the page.  Also, create some key word alerts within your profile that will notify you when local investors post in the forums.  You might try entering "Las Cruces" or "New Mexico" to get started.  Once you identify local investors, don't hesitate to reach out to them by sending them a colleague request and introducing yourself.
