I believe it's best to use your local realtor association lease if possible because everyone in your area is familiar with it and it looks like everything is above board if you ever wind up in court or if you otherwise get questioned for any reason.

Take a close look at those numbers to be sure you have a good deal. You may not. If you do, I think the comment regarding seller financing is spot on. That would work perfectly in this situation because you could proteins up with a better deal and the heirs would have a consistent cash flow on a great investment instead of blowing the money on something else.

An umbrella policy covers a lot, but not everything. Please have that conversation with your insurance broker before using that as your only means of protection.

I'm curious how other users will answer. I usually have one or two go-to people, but after one or two bad experiences they're off my list. When I exhaust my list I either ask someone I trust or I use a service like Home Advisor, but that has mixed results as well.

I've allowed tenants to install security systems in SFHs, but they have to give us the master code to keep on file. If we're passing by the front door and there's water streaming out underneath we need to be able to go in and handle it without worrying about the alarm and the police.
