I assume you've checked, but be sure your rental is still competitive compared to the rest of the market.  I've found that if a rental is a good deal for potential tenants compared to comps, the time of year doesn't matter nearly as much.

I agree with the decision to sell.  Ideally market rents will follow right behind the home's appreciation, but hopefully you can do better with that equity elsewhere.  Congratulations and good luck.

In my experience good wholesalers rarely stay wholesalers. If they're good, those assignment fees start adding up and they soon have the capital and experience to do their own deals, or whatever else they want to do. People who excel at wholesaling and continue to do it are unicorns IMHO.

I also think you should talk more with your wife. If she's stipulating that you got it alone, you're dead in the water. Any successful investor on here will tell you this is largely a team sport. That said, your best play in my opinion is to not let the money burn a hole in your pocket. Figure out what you want to do first, then figure out how to do it and what your starting costs are. You may realize you've got more than enough with that $10k.
