awesome, thank you agents! follow up question: what are the options for getting a purchase agreement? They seem pretty straightfoward and consistent in FL, other than negotiated points (EMD, price, concessions, appliances etc.) so i'd like to avoid going to an attorney.

I put my condo up on zillow, for sale by owner, about a month ago to see what kind of offers I would get.  I am in no rush to move, but definately want to sell my place and get something a little bit bigger.  there hasn't been much activity, but have an interested buyer that looked at a number of places 2 days ago, and her real estate agent has let me know she likes my place and he's now asking lots of questions and sent me a comp that sold recently that was 10k less than my listed price of 95k.  

I've had many selling agents cold calling me since i listed, and 1 even said my listing price was good, that he could probably sell it and get me net what i was asking for.

At this point I wold not accept the $85k offer, and wouldnt' accept anything nearly that low, without exhausting the option of using a selling agent, to see if his promise is true.  I told this to the buying agent over email, that i was hoping to get more, and that selling agents have told me I could definately sell for more. 

I obviously want to get the most for my property, but also could use some advice on negotiation and etiquette with the buyer and agent.

I was contacted by a recruiter for a bank about a LO position in a call center. 100% of the leads are given to you. About 2/3 of your sales come from calling leads and the other third from inbound calls. I've been in the mortgage business for about 6 years and can't imagine doing anything else. Can anyone give me any insight into this job? Pros cons? How many loans can you expect to close per month?

I am under contract for a small 750sq ft condo.  The only issue was that the AC was about 10 years old, and the temperature differential was 15 degrees.  I guess this isn't the worst thing in the world, but the inspector said the AC would probably need to be replaced in the next couple of years, and from what i read, this temp differential is satisfactory but so close to being unsatisfactory.  I read a few things that said HVAC pros like the differntial to be between 18-20. I live in florida, so aside from the cost of replacing the unit down the line, it may take a long time to cool the place down.  It is only 750sq t though so this might not be a problem.

I would like to ask for a discount but I also want to be fair.  The asking price for the house was $84k and we settled on 83k.  Would it be fair to ask for a discount because of this AC?  This is my first home purchase and a price tag of 4000 or so for a new AC is frightening.  

I remember in 2008 or so, they were offering cash for anyone who bought a house.

I bought a small 1/1 and want to know, is there any gov programs or anything else  available that i can get a rebate or tax credit?

I've been looking for a few months for a great 2/2 condo in St Petersburg FL to purchase as a rental property.  Ive been thinking close to Tampa to capitalize on people looking to rent a place outside of tampa to commute into tampa.  But the inventory in St Petersburg isn't great.

Tampa seems to have nicer places for the same price, I'm sure there's a downside.  Is Tampa a smart place to buy a condo as a rental property?  Will it be easy to rent?

There are a lot more 2/2s available for rent in Tampa vs St Petersburg according to zillow.

is now a good time to buy?  I have a gut feeling that I should wait until housing prices go down.

I feel like there's got to be an inexpensive comprehensive lease out there somewhere.  I would think there would be enough similiarties between similair properties that a general 3 bedroom condo would have a typical lease.

That being said, I also want to protect my assett and hold my tenant 100% to his or her obligatons, so if a lawyer is absolutely necessary I can hire one.  

I found this website which shows landlord tenant forms approved by the supreme court of florida.  It also states that there is no statement saying these forms comport with current state laws.  A lease is the first 2 forms.

Does anyone have an opinion on how this lease would hold up?

I've posted before for this transaction, and want to thank everyone on this website for the advice and direction;  such a valuable resource for someone like me.

With a competitive market analysis, I found a property that was identical for 94k.  there were others that were above and below this price, but they seemed to be equally better or worse.  The property was on the 1st floor, and my realtor said a 1st floor property is expected to be move valuable because of moving and having no elevator in the complex.  By how much would this affect the sale price?

I want to get this place for 94k, I made an offer today for 91k to start negotiations.  

I like the property a great deal, i think it will work well as a rental, but being a new investor i want to get this property at the lowest possible price.  there is a 60k mortgage on the property now, and I will not be using financing.  

Any tips on etiquette and getting the best price would be greatly appreciated.
