Been looking to purchase a rural property for a few weeks and found a pretty remote one but it’s being sold at auction.  I’m unfamiliar with properties sold at auction.   What should I know?  What are the potential dangers?  How to avoid them? Benefits to buying st auction etc?

If the ex is removed from hoi will the lender be notified and will they require I qualify with only my income?

Should I wait to purchase a. Investment property to see if prices come down or buy now because interest rates are lower?  Which will be less expensive in the long run, higher price now vs possible
higher rate down the road.

Thanks all for the advice - great advice to move on and get this thing sold, and think about possible legal action later.  

And @Wayne Brooks, most condos cover damage and repairs to the walls and structure of the unit and that's it, as was the case here.  That's why a lot of times you'll see HO6, or "walls in" coverage covered under a separate insurance policy and premium.  Some condo policies might cover the walls in but more often than not don't.

  it was my understanding that I had arranged what I wanted, as I asked them to take pictures of the area to show the buyer that there was no mold.  they didn't, and removed insulation which the buyers realtor said could be an indication that there was mold.  Not sure if that's true or not.

From the water intrusion and the damage from moisture to the walls that was fixed, I don't see this as catering to a random whim or wish.   I appreciate your response and obviously want to challenge the idea that I have a case because I'm sure I'll run into these arguments.

trying to sell my condo.  The buyers home inspection found there was a leak and some water intrusion and that some drywall needed to be replaced.  The buyer requested the job include some detailed pictures of behind the wall as evidence there was no mold present.  They took a picture that didn't show anything, and apparently the removed insulation, which my realtor said could indicate there was some mold.  Lost buyer.

I contacted my HOA requesting they redo the job, and take pictures / determine if there was a mold problem. They referred me to a lawyer who has yet to return any calls.

I am only interested in getting the job done correctly, but after thinking about the extra time I will spend, the buyer that I lost, and the extra monthly HOA payments I'll be making, it seems their inaction and not doing what was asked correctly, is now costing me money. They certainly caused me to lose money, my buyer, and time, but are the liable for this loss legally? I thought i'd post here before I go researching real estate law.

the condo is in Florida.

I found a nice apartment complex and the floor plan I like is on a third floor. In Florida the AC is running 49 weeks out of the year and for the majority of the time you’re home and want the temp to be comfortable. I’m wondering what the difference is going to be for the electric bill, assuming the same sq footage. I wonder if I could call the electric company and get some info. Anyone have any experience w this? Thanks!!

Hi Everyone!

I'm selling my home FSBO. I see there's different prices for listing my place on MLS, any difference? Where should I go to do this?

Anyway to avoid being solicited when posting your home FSBO, Other than national do not call registry, because that's not stopping anyone.

@Brandon L. Hey Brandon!! regarding #3, both statements are true. I do want to sell and get something bigger but i'm also in no rush to sell. I'm also thinking of renting after I sell because of the market. And I paid cash for my condo so my monthly expenses are pretty low. I've also looked at other similiar properties in my area listed by agents, and they seem also to be priced as mine / higher than market value. I think a lot of FSBO and properties listed by agents, list for a higher price than what they anticipate to sell the property for.
