I would be really careful to not overleverage at this stage of the economic cycle. Having low, fixed-rate long-term debt and positive cash flow heading into a potential market downturn is a decent position to be in. I've shifted to a more defensive position and am building up cash to be ready when there is blood in the water over the next 24 months. If you are looking to scale you are going to want to look at shifting to commercial real estate. Start networking and building relationships to build out a team to work on larger deals.

Kevin is correct. You have to get the certification every four years, unless you decide to pay more for the Lead Free test, which is a one and done.

@Stephen L. I've run into the same thing. My mastermind groups are national, but there are many in the surrounding tri-state area who would come to a monthly meetup. There is a chapter of one of them I've thought about bringing to the Philly/South Jersey area that would be focused on Commercial Real Estate. I'll send you a DM to connect.

If affordability is an issue, why do you think demand was weakest for lower-priced single family homes? Is this indicating that the affordability issue lies in the fact that the typical lower-priced home has become too expensive?

Hey All,

I have a really cool project that I am trying to bring to Concord Twp, PA. It has been a challenge to get clear direction on what we can do by right and what we need to get a variance for. The target property is zoned C-2, so we can do airbnb/tourist house by right, but want to do B&B, special occasion events, and outdoor music.

Can anyone recommend a good zoning attorney that has worked with Concord Twp before? Any advice or tips on how to craft a successful application?
