Welcome to BP and way to go on making the decision to pursue RE investing and taking back your time! There are a ton of great people and resources on here that are willing to help with questions you may have so post them up! 

I like to start with the end goal in mind: What do you want this to look like in 10,20 and 30 years from now? How much monthly rental income are you shooting for? 

I would suggest to listen to the BP podcasts and read as much as possible online and here in the forum.

Hey @Michael Saladin,

Great call on looking into house hacking. There are several parts of Central Houston that offer some great house hacking options with new construction duplexes. Acres Homes, Independence Heights, East River and Sunnyside all have a concentration of new duplexes. 

I'm a local real estate agent, Investor and developer. I have built in Acres homes but am now focussing on Independence Heights for long term appreciation. Feel free to reach out with any specific questions you may have.

I do ground up duplexes so far but will likely be moving into larger projects down the road. I have a couple of connections that build larger ground up multi family in the Houston area.

Alvaro, 

Most people buy the land with cash and then use it as collateral towards the construction loan. For builders, I would look at their past work and ask for references. With the construction loan, an efficient build timeline will be important to keep carrying costs low. Are you keeping these houses I assume?

If you are keeping them, have you considered building small multi-family houses? If you can find an area that allows duplexes, you will greatly improve your numbers with two rents and not too much more building costs. 

If you can find the land at a good price, and the rents support it, you can BRRR new construction and use your capitol much more efficiently.

Hey @Alvaro Rodriguez,

Was the lot in the Floodway or the 100 year flood plain? I'm not sure if you can build in the floodway. 

For building in the 100 year or 500 year flood plain you will need a topographic survey of the lot and an experienced architect/engineer to design and help permit what you are wanting to build. 

The quickest way to see what you can do is to go talk to an architect/engineer and run your plan by them. I have a couple architects/engineers I work with here if you would like to reach out through private message.

I agree with the above recommendation to get out to some local RE meet ups. I just attended the Space City RE investors meet up last month and it was nice chatting with like minded investors and listening to their speaker. 

They should have a post on here for their next meeting.

It's definitely a great, lower risk way to get into RE investing. It may be harder to set off the entire mortgage payment with house hacking, but any amount that you can lower your living expense is a win while simultaneously having your property appreciate. Then you move out and do it again in a couple years. 

I'm big on duplexes in central Houston. There are many new built duplexes near Sunnyside (closer to Rice) that may be a good fit for what you are looking for. 

You can typically get an investment property loan for these putting down 20-25% with a duplex cost of $400-450k.
