I would suggest making sure you are screening your tenants very carefully. It's crucial to get the right tenant in place, not just the first one that responds with the correct income. I use mysmartmove.com to run screening and it has worked well. 

The second thing is to find a great local handy man you trust for minor repairs. You can ask around to your local agents to see if they have any good people to recommend. This will take alot of stress off your plate when something pops up. 

Lastly, get a simple software that collects rent, late fees, updates maintenance requests and tracks payments. I use Hemlane.com for this because it is inexpensive and easy to use.

I 2nd what @Mike Paolucci mentioned about starting with a turn key property. I bought a turn key rental for one of my first and I learned a tremendous amount of knowledge from jumping in and making a move. This was my starting point to really get into the game and not only see how things work first hand, but it also inspired me to keep going. Hey Mesue, 

Congrats on getting started and jumping in with a flip. Buying my first rental was the kick int he pants I needed to continue my investing path. 

I'm in Houston, but I would suggest hitting some local meetups in your area. Meeting in person and networking may be a good tool for you to find the investor that needs the help you can offer while you learn under them. Good Luck!
