I'm looking to export a list of all multifamily owners in a particular state. Name, address, contact info, # of units, etc.

Where is the best and/or cheapest place to get this data? Looking to dial for off market MF leads.

Amazing post! Thank you for taking the time to write this. It's amazing watching hubris convert into humility, literally overnight. What I do in turbulent times is think to the absolute worst possible scenario and work my way up from there. If everything went to zero (financially speaking), I still have my immediate family and two degrees. I have extended family I could lean on. I could still claw my way back up the ladder, and I'd probably have fun doing it. That's where my mind goes, and for me it helps.

There's no better way than by pure, unadulterated hustle. Get on the phone and call, call, call. It's simply a numbers game. You'd be surprised by how many out of state HMLs will be willing to fund you. Don't limit yourself geographically.

Great to have that option on the table! I would avoid the balloon payment option if at all possible. Creative financing is great, but I avoid balloon options wherever possible.

Have you thought about simply investing in a Detroit-based housing fund? That would expose you to the upside there without necessitating you to move/travel there and REALLY get to know the market.

It's great you have so many options! If I were you I would wait this crisis out and see where prices are at this fall before making any big moves. With NYC being so hard hit, you're likely to feel a much bigger home value shock there than the rest of the US. But what a great market to be in!
