Hello, everyone! I'm glad to be here. My name is Chris Koerner and I'm a Managing Partner at Better Exit. We buy, improve and hold mobile home parks around the country. I live in the Dallas area with my wife and 4 small kids. I started buying single family homes as an undergrad at the University of Alabama (roll tide), and that eventually morphed into RV parks, and now, ultimately, mobile home parks.

I've got a few partners and an office in Richardson (North Dallas) with a handful of full time employees. We only buy deals off-market, and our main intent is to buy underperforming parts and get long-term occupancy to 100% and to manage them remotely. Our niche is in the small-medium park segment.

After opening my eyes to the world of mobile home parks, I'll never invest in another type of real estate. Tenants are sticky, maintenance is extremely hands-off and the returns are excellent. Almost all of our investors come from word of mouth and end up investing in subsequent deals after their first. We truly believe that this is about as recession resistant of an industry one can be in. We know that if we're cheaper than the apartments in town, occupancy will almost never be an issue.
