Figure out the following:

  • ARV (After repair value)
  • Rehab estimate
  • Purchase Costs
  • Holding Costs
  • Selling Costs
  • Desired Profit

Then your MAO (Max allowable offer) is easy:

MAO=ARV-(Rehab+Purchase+Hold+Selling+Profit)

From Day 1 for me. I work a full time w-2 job making six figures. Doing the labor for rehab on the home is a $10-$20 an hour job, so I know my time is worth more than that. So then I pay someone else. That's my deciding factor. Treat it like a business, unless you want to buy yourself another job.

So I just started my Rental business, right now, I will have them in my main rental entity. My lawyer suggests splitting them off after I get around 500K of net worth.

@Jessica Zolotorofe Thanks for the insight. I ran into a "discussion" with another investor about this topic and I think, somehow, I insulted him when I suggested a 60/40 spilt (me to him) since I was bringing the deal, the deal was in my backyard, I was using my contractors, lawyers, etc. He said he didn't want to be a passive investor, so when I asked him to define how he would like to work together, he scoffed off and said he didn't like the way I was doing business? I just wanted to get other's opinions so that I don't offend anyone with my offer. 40% of my profit is a TON more than my HML gets, so I thought that was a good starting point.

@Brent Tice Are you asking why I set it up in Ohio? I set it up there because that is where I do business predominately.

I have my setup almost like this. I have a S-Corp elected LLC in which I do my marketing, flipping and what little wholesaling I do. I then have a partnership elected LLC in which I will put buy and holds (when I find one that meets my criteria!). This was set up by a lawyer, who also happens to be an investor, for me.
