What would be a customary split for a Capital and Managing partner in a fix and flip situation? I am trying to determine if there is a standard or if its all negotiation? Where do you start on the negotiation if one party is bringing the money and the other party is bringing the deal, the ground work etc.

@Rivy S. I would say it depends on the Father and the Mother. I have six kids, I am involved in their lives to the fullest extent. For the most part I attend every game, every performance, etc. My wife and I are partners. We have structured our lives to sacrifice a big house, big cars, etc so that she could stay at home. I go to work and I run the business. She runs the house and helps with marketing etc. In our situation, who is "more important"? I would argue that if you are doing this as an endeavor and do not have the full support of your family, and structure your life around the endeavor so that the family is taken care of equally along side the business, then you will struggle.

I have a six figure job in a relatively stable company, matching 401K, the works. I hate my job however, REI is what I want to do. Why should I sit in a cubicle all day doing something I hate, or even something I just tolerate? Weren't we meant for more than that??

I am selling a contract for a 2 bedroom, 1.5 bath town home in trendy Euclid, OH. The contract includes a two year lease agreement signed by a great tenant  with a built in increase of rent next May. Unit is currently renting for $800/mo, which will increase to $850 next year. 

ARV: $65,000

Purchase Price: $42,532 (includes assignment fee) 

Rehab: None/Turnkey

I paid for training, but the ONLY reason I did is that I knew the investor and the training was locally focused. It opened me up to a whole network of people, with that said, i would never pay for a national guru.

I am working with TurboTenant right now. So far so good. I am piloting it on my Brother-in-law who rents for me. Good so far. Does auto payments, invites, and screening.

I have a simple ask! I am looking for a lender or even a capital partner, if we can make a deal, to enter into a  5 year deal in the Cleveland area. I have a 2 b 1.5 bath Townhome in Euclid, Ohio, tenant in place with a two year lease. My ideal deal is a 5 year interest only loan. 

Purchase Price: $38,532

Rehab: $4,500

Monthly Rent: $800, then $850 in May 2018.
