5+ Unit Multifamily can be tough right now. Sellers have low/no mortgages on their own properties, low rents compared to market, and high expectations for their sale price. All of that *can* be a tough recipe for a DSCR loan at max LTV (75-80% LTV).

We even had one major national private lender bail completely on their 5-9 Unit Multifamily product as of this week. There are many options available still, but 2-4 unit properties are easier to stabilize and obtain financing for right now. 

Yes, understood - we're preparing for when/if that distressed opportunity does occur (2024-2026).  Not sure, of the lending standards or guidelines for commercial loans.  We'd  like to be prepare/ready for what is coming on the horizon.  Thank you.

We're interested in multi-family (commercial).  Is there any mortgage broker you could recommend for a MF newbie?

Looking for investment opportunities, somewhere between 1.0 - 2.9M.

@John Knisely, Do you have any recommendations to rezone a single dwelling to legal 2-family?  Just curious about the entire process (fee/cost, wait time and other permits, etc).  Seems like a good investment if you can convert a property into a duplex.  Below is a zoning appeal from a property we're looking at right now.  Thank you.

Recently purchased SFH (32244), State Farm quoted us $940 (loyalty discount rate) for property insurance.

State Farm contacted us this week to inform us that they will no longer carry our policy in 14 days due to the 4-point inspection (roof).  Their underwriters aren't comfortable with insuring a property when the lifetime expectancy for roofs are typically 20 years, we have 2-3 years warranty left.  The townhouse was built in 2003 and the roof looks to be in excellent condition with no issues, as per inspector. However, inspection report can only reference to when permits were pulled or when the house was built (18 years ago).

I'll need to find another insurance company or possibly install new a roof.  

Any suggestions or similar experience?

@Drew Donovan @Jinkai Gao @Zahid Ali - thank you for the quick response, much appreciated!  :)

The fee is $300 to have a corrected violation cleared from the record. Download a Dismissal Request form.

Would that be $300 x 12 = $3,600?  I'm thinking about asking the seller for $8k in concessions, good/bad?  

The property was listed below ARV and sold as-is, therefore I think this would be a win-win situation.
