Have been finding deals that easily meet the 1% rule and possibly closer to 1.5% but I have also been looking into 35-40k homes. Do you have any recommendations on what areas of Memphis are better than others? I have been looking into north Memphis and Berclair/Highland heights?

Hi everyone,

I am interested in buying a few homes in Memphis TN they will all be buy and hold.

Is this a good market for my first few rentals?

I am primarily looking for good neighborhoods and would like some advice as far as where around Memphis others have investments and what parts of Memphis are better than others.

Seems like appreciation is not very good so I would be mainly going for cash flow.

I am also wondering about vacancy rates in general in the Memphis area. Are your homes filling up fast or does it take a little while? I will be using a property management company also so recommendations would be great!

All thoughts and ideas are welcome!

I am just starting my investments around yakima,WA and am wondering if anyone has had luck financing properties in yakima with private money for the 20-25% down payment and the bank financing the last 75-80%? I am trying to find a good starting point for financing. Thanks
