thanks! I'm in St. Louis, MO.

I'm looking for my first fix and flip and have the tools to do it but am having a hard time picking an area and proce range with so much out there.  What did you all use to determine where you wanted to buy and for how much.  

obviously amount of funding I have and areas with good comps are a good starting point but any other criteria I should be thinking of?

Good Morning!

I live in st. Louis and am working towards my first fix and flip deal here. What is your experience and can you tell me pros and cons to each type of funding that I am considering? I have some cash but need to raise more. 

Private $: I have a few people that want to team up.  It will be enough to fund a fix and flip on the low end of what's available in my area.

Hard $: I have som equity built up to be used as collateral. 

Traditional Loan: Good credit but how difficult is it to get a traditional bank loan for a fix and flip?

How did you do your first fix and flip and what would you recommend?

That is great input. Thank you! I think you bring up a good point when you talk about finding deals on the MLS. I have heard a couple of investors say that if it is on the MLS then it likely is not a deal (for investment properties). What would your response be to that?

  How do you determine which require a closer look?  The purpose of this question is this:  I am working with a new investor and a search I did for them (price range, location) yielded about 200 results!  So I am trying to find methods for pareing this list down so I am not analyzing 200+ properties unless i need to.

It seems like you are adding a lot of value by taking the time to whittle down that list by analyzing the numbers.

Investors and agents, I'd like to hear from you:

1) What are the top three characteristics that you look for in an agent, if you're an investor? You want someone who will bring you deals, of course, but do you notice any traits that these successful agents seem to have?  If you're an agent who works with investors, what characteristics do you have that make you successful working with investors? 

2)  Where do your agents find you your deals, generally, if you're an investor?  If you're an agent, where do you find your best deals for investors? (Craigslist, Facebook, Wholesaler network, etc?)

I'd like to hear from both sides to see how agents help investors and the how investors help agents !
