Funding for My First Deal

Good Morning!

I live in st. Louis and am working towards my first fix and flip deal here. What is your experience and can you tell me pros and cons to each type of funding that I am considering? I have some cash but need to raise more. 

Private $: I have a few people that want to team up.  It will be enough to fund a fix and flip on the low end of what's available in my area.

Hard $: I have som equity built up to be used as collateral. 

Traditional Loan: Good credit but how difficult is it to get a traditional bank loan for a fix and flip?

How did you do your first fix and flip and what would you recommend?
