Agents Working With Investors

Investors and agents, I'd like to hear from you:

1) What are the top three characteristics that you look for in an agent, if you're an investor? You want someone who will bring you deals, of course, but do you notice any traits that these successful agents seem to have?  If you're an agent who works with investors, what characteristics do you have that make you successful working with investors? 

2)  Where do your agents find you your deals, generally, if you're an investor?  If you're an agent, where do you find your best deals for investors? (Craigslist, Facebook, Wholesaler network, etc?)

I'd like to hear from both sides to see how agents help investors and the how investors help agents !
