Hey friends,

I've left my job as a Business Analyst and I'm in full-time again after 10 years away!  I'm really excited and I feel like all of my ducks are in a row.  I purchased Mojo to get the Expired Listings daily but I'm not having luck getting people to pick up the phone or when they do, it's either the wrong number or they don't want to hear from yet another agent.

All of my friends in my circle of influence know I'm back in full-time and are looking out for me as well.

So my question becomes, what are you guys doing right now to find sellers?  What's working?  What isn't?

Any advice is GREATLY appreciated!

I've been reading literally all evening about CRM's and just hear conflicting advice on which is best.  I'm an agent and need to manage my current clients, new leads, etc. and I'd like to have drip email marketing.  What do you guys use?  If you use a CRM, what do you like about it?  What is it missing?

@David Hunter, I LOVE the Angies List idea. Thanks for that! As for cold calling expireds, that NEVER works here. Just from personal experience, my parents were going to sell their home but weren't ready for another year. They decided to throw it on the MLS with a really high price thinking if it sold for that, it would be worth moving early. Long story short, it didn't sell of course and the day it was expired, they had about 20 calls before 8:30am. Naples is FAR too competitive to chase expired listings.

Thank you, @Matthew King. I live in an area overly saturated with HOA's so I've considered being the expert on non-HOA communities here and those sorts of ideas. I need to make a list of those sorts of separators that I can become the most knowledgable in. You have me thinking!

Hi everyone,

I was an agent for a while and left to take a job I couldn't refuse as a Business Analyst.  I'm sick of sitting behind a desk and want to get back into real estate full time.  I have a huge contact list and plan on talking to each directly but other than that, what seems to be working now for lead generation?  Back when I was full time before, simply posting listings on Craigslist would generate phone calls.  It's been a full decade so I'm sure a lot has changed and I'd love to hear other ideas if anybody is willing to share.

Only in California. Furthermore, likely only in your specific area as you'd have to belong to all of the various MLS's within California. Here in FL, I can only search SWFL in my MLS.

If you are a Realtor, it is a violation of the code of ethics to market to listings with another agent.

They did.  Not to get too much into it but I actually didn't end up taking the listing.  My dad has Alzheimers and was going downhill quickly.  That house was on a canal in South Florida and it became a huge danger.  Since my license is in the state of Florida but not there locally, I had them relist with one of the best companies on the island to make sure it got sold immediately.

I have never had success with expired listings so I'm definitely not the one to help. That being said, I'm anxious to hear what others say.

As an example, we put my own parent's house on the market, about $100k more than what it was really worth since it was about a year before they were really ready to list anyway.  Our thought process was, if someone comes along willing to pay it, they're ready to move!  Anyway, it of course expired.  The day it expired, before 9am, I think she had around 15 phone calls and two or three agents knock on her door.

It's a pretty fierce avenue to go down and I just don't know how anybody gets an expired listing short of luck.

That's a great point that @Joey Dwyer makes about the training.  I've learned so much just being in an office and hearing about things other agents deal with or by attending weekly meetings (at my first brokerage).  At my current brokerage, our broker sends out "question of the day" and they're invaluable.  He gives amazing advice to things that we'll all likely face at one point or another.  Just another benefit of having a license.
