I am talking to a couple about wholesaling there home. The next step would be to get them under contract but they are dealing with a real estate agent also. The house is off market as well. They haven't come to a price in mind yet. Will the real estate agent advise them not to deal with me? Will the couple have to lose there agent to sign a contract? What is the best way to go about wholesaling a house with an agent attached?

Randy, thanks for the reply! I was wondering if sticking to off market deals was a smarter strategy than getting properties under contract that are on the mls.

I was talking with a realtor and they said sellers will often not tell you how much they owe on there mortgage because the seller doesn't want to "show their hand." Is this the case for distressed property? If a house is in pre-foreclosure is it unprofessional to ask about the mortgage? Also, any other tips on questions to ask would be greatly appreciated.

I've been able to find vacant properties but many of them are not completely distressed just out-dated. Cabinets, appliances, and carpets are old but not worn and torn. What is the best way to calculate the ARV for these properties? Is it better just to stick to total gut jobs?

I'm just getting started in wholesaling and all I have read about was off market deals. I come across some great deals that are for sale and was wondering why I shouldn't try to get these under contract. One deal I've been looking at is a distressed property in pre-foreclosure that vacant and has been on the market for 4 months. If there on market am I less likely to get these deals under contract?

I recently graduated from Duquesne and trying to break into the real estate market in Pittsburgh. I have been researching wholesaling mainly for the past few months since it requires little capital to get started. I feel like I have a pretty good understanding on what to do, but I know there are some things that I am missing. I currently work as a marketing specialist for a private lender and I have a good understanding of the market across Pittsburgh. What is the best way to find a good mentor?
