@Account Closed You have every right to ask what the pictures were for. Many times if the landlord is looking to refinance or for insurance purposes there will be photos.

We do most of our deals out of the state we reside in. Make sure you use a credible attorney or title company. We have an attorney handle our closings and we have never had any issues with closing out of state.

If you have the cash available and are a little short on the experience. You could partner up with someone that has done real estate investment before. There are many industries that ambitious people want to get started in, but they make costly mistakes. Chances are if you team up with someone, they have made those costly mistakes and know how to avoid them. Just my opinion.

@Bryce Till Blair Jackson at Invictus Law is a great attorney to use.

@Holden Latimer I have always formed an LLC to hold even one property in. Having an LLC is a good form of asset protection. It helps put up a shield against any of your personal assets.

Your plan could be a good plan depending on your experience level. If you don't have a lot of experience rehabbing a property, this could put you at some risk for losing money. If you are looking to generate cash flow faster, you could purchase a turnkey property that has already been rehabbed and is generating income.

It depends on how much you want to spend on a direct mail campaign. Typically to have an effective campaign you need to keep sending out mailers. What type of customer/client are you looking to attract?

You could bring on a partner or several if needed. If the deal is a good deal and you can show investors there is money to be made and how they can make it, they could be willing to jump into a deal with you.

I agree with the other comments. If it's in the lease, charge the late fee. With some tenants, if you give them an inch, they will take a mile. Better to follow the lease.

Are you looking to just flip this property, or buy and hold? If you are looking to buy and hold, there are properties that could provide a far better cap rate for you.
