We are looking for a good and reputable handyman to assist in repairs with several of our properties in the St. Louis MO area. Does anyone know of a good handyman?

@Brian Naumann You bring up a good point. Not sure why a group looking to sell properties would care about the type of financing. 

@James Hiller Have you thought about why any group would care if a buyer is using financing? Sure cash is faster, but if an investor can purchase properties using financing, it shouldn't make a difference. Would be curious to understand their reasoning for not working with financing. 

I don't know this group, but after being in this business for many years, I am curious on a few observations I noticed.

-Why is there no phone number to call and speak with someone?

-Why is there no inventory shown on their website?

-Why is there no email address or any way other than giving your personal information to contact this group?

I would be curious to hear from someone that has bought from this group and understand their process more. 

Post: Renting to tenant with history of bankruptcy?

The bankruptcy should be coming off their credit report soon if it's been 10 years ago. Everyone has their own opinion, but what I look for is good financial decisions after someone has filed bankruptcy, and the length of time it's been since the bankruptcy. I would ask them for more details about the bankruptcy to get an idea of why they filed.

Scott, from the sounds of it, you seem to be looking for non performing notes. If you are interested in performing notes, I highly recommend you reach our to @Darren Eady. Darren has been involved in performing notes for years and has a great program.

My opinion is whatever house you choose, you should consider financing. Financing with a good interest rate is just a better way to leverage your cash and increase your buying power.

That's a tough question. Everyone has their own personal philosophy on the issue. My personal thought is you have a long term tenant, which pays rent late, but keeps the place clean and does get caught back up. I would determine why the tenant is late, see if there is a legitimate reason. If there is a way to change the due date for rent payments so she isn't late, or some other way to work with her. Based on what you have said, she sounds like a good tenant. I would try and work with her if at all possible.

I would agree, having a mentor is the best way to learn and grow. I would recommend finding a local REIA and attending those meetings. Most of those meetings have investors from all experience levels that attend. You could possibly find someone that would be a local mentor for you.

My take on malls is it depends on the stores that occupy the mall. There are local malls by me that have great stores such as Nordstroms, Dillards, etc and they are very busy. There are also some malls that don't have good brands and they are not usually very busy. With that said, I like many people see the shift happening. It is cheaper for stores to not have a physical store. I think we will see a decline in the malls that are not able to attract certain brands. I do think there will still be some malls 10-15 years from now.

Are you opposed to get a refurbished unit? We use a group out of Florida that provides used units. We have been using them for a couple of years and haven't had any issues with the units they provide. Let me know and I can get you their information.
