I would have to say not being able to find the right deal. I've looked at 20-30 homes and haven't been able to find one that makes sense. Asking prices are to high and then they also need rehab. Once I invest 20-30k into one of these deals all my cash is going to be tied up into one rental. Im looking in the suburbs of Detroit. Looking at 20 percent down on a property 40-70k. Then I have cash for whatever repairs need to be done.

I've been considering trying wholesaling. It may be cheaper to get in and get started compared to tying up all my funds on one unit.

What's your opinions?

Hi Alex,

I'm located on the east side. Are you specifically only looking for properties in the Howell area? Or are you willing to look at deals outside of that area?

Mike

Mike have you come across any deals in the downriver area? That's where I'm currently looking and I'm having a hard time finding anything on the MLS listings.

Where can I find the cash buyers? I have already sent information to my existing cash buyers list of 25 people.

Just curious on how the 2 properties worked out for you Muhammad? Can you break down the deals for us? I'm considering jumping into wholesaling so all information is valuable to me. Chances are it's something I will be coming across myself eventually. Thanks

Hey Daniel just curious on how this deal went for you? I'm considering jumping into wholesaling myself so I'm sure I will becoming across some of the same problems you've encountered. Can you give some details on how you handle everything? Any info helps for beginners. Thanks

Should I make her an offer or should I wait until I could get the comps and ARP for the home. I am so confused this is really my first lead that I have on my own.

I'm still searching for the right property to make my first investment on. Having a hard time finding deals out there. So far I've only looked on the MLS. Thanks for the feed back Mike Carino. I knew someone out there invested in Dearborn!

Have you came across any good wholesale deals Jamiel? I've considering sending out some yellow letters but I've been procrastinating.
