Hello @Mark Senecal. There is some great advice posted in response to your post. As @Darren Eady mentioned, performing properties are a great investment as you could get the potential appreciation over time, as well as the monthly rents collected. It sounds like you are no stranger to investing, so I won't go into the speech about risks associated with investing in real estate. Our group has several investors that enjoy double digit returns on their investments. I would like to discuss this further with you. When would be a good time to talk?

@Brett Thomas I guess my first question I would ask the seller is if they are even willing to seller finance if that is what you are looking for. Did you ask the seller this?

@Ellis Barfield You will have a better chance of finding better returns out of California right now. I currently invest out of the state I live in as well, because I can find double digit returns. I am currently in Birmingham, AL and St Louis, MO. The price points in those two markets are incredible.

Hello @Daniel Han. I currently buy properties out of the state I live in. I like to buy properties in areas where the price points are lower and the cash flow is higher. We are currently buying in St Louis, MO and Birmingham, AL. Price points are much lower there and the annual tax rates are better than many areas of the country. My biggest recommendation for investing out of state would be finding a good property manager. Seek out recommendations or look at review sites such as Angie's List or Thumbtack.

@Jaime Valencia It is great that you have taken a course to increase your knowledge of real estate. My advice to you would be to find a mentor. Learning is great, but actually going through the process of investing can be challenging. Having a mentor will help you learn while you go through the process of investing. Typically a good mentor has gone through challenging deals and can help you avoid costly mistakes. I would recommend searching out a local REIA and networking with people in those groups. Surround yourself with good people.

@Jerryll Noorden Search out and find a local REIA. These groups have meetings every month. There are many experienced investors that you could discuss this deal with.

@David Croom Have you thought about partnering with someone on this deal? This could help your buying power.

@Cory Jones I think it's great you have been able to find success in the Memphis market. I too live in Utah, but invest outside of Utah in areas such as Birmingham, AL and St Louis, MO. I don't see the need to diversify outside of real estate necessarily, but diversify in the areas that you hold properties. This is one of the main reasons we are in two markets currently. I love Utah and living here, but I wouldn't recommend you invest in the real estate market here, because you can find much higher returns outside of Utah. Just my two cents. Happy investing.

I just stumbled across this service. Supposedly if the property manager uses Lease Lock to approve a renter, Lease Lock will guarantee rents up to the value of the lease in the event the renter defaults. It sounds nice for us being landlords, but almost to good to be true. Has anyone used this service?
