I have 20k in capital as of right now. I definitely not looking to take vacation trips with this money. I rather have it grow. What steps should I take and what should I do?

Property is in the same neighborhood I live in. Market is pretty high. Owner fixed the outside of the house and the roof. It seems like the owner ran out of money and decided to work with a realtor to sell the property. I contacted the realtor, he told me it’s a fixer upper. How can I go about talking directly to the seller with out going through the realtor? Realtor mention that the owner haven’t put the property in the market just yet. So I want to talk directly with the owner and work out a deal that he can definitely benifit from and so can I.

@Mark Pedroza  This is strictly focusing on probate deals?  I'm located in Los Angeles, Ca.

I'm going to do so this week, you happen to know witch court house I should go and grab this information from?

I'll look up on my local news paper for probates and start marketing my postcards.

@Jerryll Noorden thanks for the response and to answer your question. No, of course not I want leads to come from every direction possible. I'm working with several Agents that are providing me with properties and I'm sending them offers every weak. I'm in the verge of setting up my post cards, Social Media Ect.That's amazing how many leads you have coming in, that's something that I'm striving to get going ASAP. I just need a bit of guidance on diong so. 

You mentioned a Ranking website. How em I able to get one up and running before the year ends?

Recently started submitting offers to my realtor and of course to know surprise they have bin getting rejected, there is a better offers being made. My question also to all the BP investors and whole salers is how can i get my hands on probate deals, fore-closed homes, sellers in need to sell fast ect.?'

If anybody can guide me in that direction on marketing on these types of deals, my success and my path to financial freedom just took a short and bright short cut! And praise and appreciation will be shown to BP and those investors!!
