How to approach a seller

Property is in the same neighborhood I live in. Market is pretty high. Owner fixed the outside of the house and the roof. It seems like the owner ran out of money and decided to work with a realtor to sell the property. I contacted the realtor, he told me it’s a fixer upper. How can I go about talking directly to the seller with out going through the realtor? Realtor mention that the owner haven’t put the property in the market just yet. So I want to talk directly with the owner and work out a deal that he can definitely benifit from and so can I.
