Im not an expert by any means. But with those numbers I would definitely go for it. It seems like a pretty good deal to me. But I lack the experience and knowledge of owning a 4plex so I'm not really sure what the numbers on that kind of deal typically look like.

I've seen many thing online claiming that you can do a wholesale deal without leaving your home or on vacation. I was wondering if anyone knows how this works since you are not seeing the property or meeting with seller's or buyers.

Some Guru's sell courses on this. I was wondering if anyone has tried any of these courses and does it really work??

Wholesaling is not illegal. There are different ways to wholesale such as an "assignment of contract" or "double close"

You can read more about this in the BP Blogs.

You should speak with private lenders first. Explain to them what it is you want to do. Hopefully you have a business plan of some sort you can share with them. Once they decide if you are going to work with you and you figure out how much $$$ they are willing to lend then you should find the deals.

OR

If you already have the deal in place once again put it on paper so you can show the lender. Let them know what you want to offer along with what you will need for repairs and all the other technical stuff.
