What are the quality of flips in the area? Do you think the painted cabinets and window repair will suffice or would replacing these items be better?

If you google it there is a list of approved schools.

I am taking the class now in Auburn MA. Going to be around $500 for class, book, test, and license.

I did a Homepath renovation property and loan for my personal house. It went pretty smooth for me.

The fees are pretty high for home path, and my interest rate was a little higher.

Some people seem to have trouble finding lenders that allow only 10% down for investment properties.

I purchased some Timeshares off of Ebay.
My cheapest one was a 2 B/R in the Pocono's that I can use in any of the Summer Months.

My cost: $1 plus the closing costs. I think the closing costs were $395.
Between Family and Friends, it is used every Summer.

My Yearly Maintenance fee is $600.

Do NOT go to a Timeshare Presentation and pay retail for the Timeshare.

Would it be worth it to put something in the land to sell? or keep as rental?

I would be concerned with the stream. A stream in my town and state would most likely require the town and state conservation departments become involved.

I saw in reference to the other sand pit in the area that they drilled down and there was sand down 55ft. I searched all day to find what type of engineer provides this service, with no luck. I can usually find any info to point me in the right direction online, but no luck with this.

For example - with 400 ft. of a tributary you can't excavate and remove sand within 6 ft. of the high water table mark.

The pits are really not that deep. They appear to be used by dirt bikes. It is less than 20 acres and the tributary hurts the development since you can't do anything within 200 ft of a tributary, and are limited between 200-400 ft. of the tributary. The tributary lines the west side of the property. There is a lot of area that is not cleared, so not sure if there is sand there.

@Rob K. Does he sell a lot of sand?

It is allowed in the zoning with a special permit. There is a loop hole where if you are creating a development you don't need a permit. The seller I believe is the original developer from 20 years ago.
