Anyone ever buy a sand pit?
Was walking some land I was interested in today. At the back of the property was several sand pits where it was obvious some sand mining took place at one time. Doesn't look like it is as deep as some you see in pictures. I am not sure how much sand is left, but the lot is definitely sandy. An issue is that it is close to a tributary which could limit the excavation to a certain amount of the land without a variance. The land is zoned for sand excavation with a special permit, which they have granted in the recent past to other sites.
Mining is foreign to me. I am not even sure what the value is or who to call first. I have the time to do the due diligence, but don't want to put funds into something that isn't worth it. Would this be something investors would even touch? Any ideas?
