@Chris Lounsbury  I don't consider Gastonia inside the city - unless you were just using that as an example. 

I'm in VA too and I invest in the suburbs as well.

@Chris Lounsbury  Which areas are you looking?  

People looking closer to the city can't get those. Suburbs is more realistic to find deals like that.

And I love the hustle. Keep that up. The cool thing about real estate- you don't need hundreds of hours of work each month - just a few. It's like Ultimate Frisbee. Could you clarify? So your personal umbrella can't include your LLC's as well. At least not the usual ones?

Are you saying Redfin in inaccurate or do they just not have all the details as the MLS?

I've never had Redfin be wrong about anything.

I kind of agree that wholesaling might not be the best for a beginner. You might want to try being a realtor to understand the market first.  If you happen to come across an investor as a client, pick his brain and see what he makes offers on, how much he offers, what renos he does, etc...

I never personally look at homes before I purchase them - there's actually one home I own that I've had for almost 2 years and still haven't been inside. There's no need really and you'll miss out on a ton of deals. 

I do have a family member whom I trust who lives near my target area who I have check it out. Sometimes areas are so run down he doesn't get out of the car. 

Utilize your due diligence period so you don't feel pressured to check it out before making an offer. Worst case you make an offer, gets accepted, have your realtor and contractor check it out, if its not what you were expecting then back out.

@Thomas S. I understand that but I mentioned I was having an issue with the supposed only supplier in the area.
