@Russell Brazil  True, I have owned in this area and made little cash flow, but not sure if I would like to be in the negatives every month. 

How much negative cash flow is too much?

The DC area is actually quite affordable for a major city when measured against incomes. The median household income in the area is about $100k and median home price is about $450k. So home prices are 4.5x incomes, which is lower than most major coastal cities. San Fran is something like 10x income, LA 9x, Boston 7x etc.

I think what escapes people is they dont realize incomes are the highest in the country here.

Good information. Investors here don't normally cash flow well but mortgage paydown and appreciation are much higher.

That's not necessarily a bad thing. If it continued to rise the way it has been then I would worry about a crash. It was difficult finding info greater than the past 10 years but I found this one below. 

If you look at the housing prices you'll see that right now we're probably at where we should be if the line was constant - note 2007 was a bit off.

Usually I never pay any attention to threads that start "Youtube commenter claims", but I'll indulge. 

I think you and he is experiencing a cool off or slow down and not necessarily a crash. It would be unreasonable to think things could grow at the point they were growing from 2010 until now.

Seems like systems today only last 10-15 years. Then there's ones like my primary home was original to the home in 2000 and still kicking although needs more maintenance now. 

I think I had the outside AC unit replaced in one home for $2,800. I've had entire HVAC units replaced for 4K. 

I would get more quotes.

Welcome to the forums. Charlotte is really tough to find deals these days. Not impossible, just requires a lot more work than it used to. 

How does your market look over the border in SC?
