I manage 1 property myself which I use Cozy for. My PM does the checks on my other properties. 

I'm right outside town but the hospital is close, yes.

Run their credit and criminal history using cozy.co. I always screen my tenants with that. 

Normally you want their income to be 3x the rent (1000 rent = 3000 per month salary).

@Chris T.  Were the rates competitive?  

Also, have you ever had to file a claim before? If so, were they good to work with and did you receive payment pretty quickly?

Does anyone have an insurance broker to recommend in North Carolina? 

Specifically looking for replacement cost insurance policies for properties in my LLC.

Quickly glanced at the Wealthfit page and saw they are $200 per month.  IMHO you could probably get more from this website for free or if you want to splurge fork over the $200 per year for a pro membership.

The market is great, but so is Indy where you are.  You might not need to go too far.
