Over the past few months I have been searching for property's 50 miles or so around me.75709. I find what i think are good deals. Spend a day driving around, only to fond that most of them need more repairs than it's worth. You look at the ad and research the area. You think yeah I found something that i can do. How are you folks so confident buying out of state, when you can't go see the property. it seems so risky to me.

Texas REIAs Residential Workshop.  Has anyone heard of these folks, IE: Phil Grove. I attended a 20 hour work shop this weekend. The topics covered are very interesting. But as always there is a catch. Money to join the group, thousands!!! Understanding is a 3 edged sword, when it comes to real estate investing. I know i'm gonna get cut. I just dont want to loose a arm and a leg. I was born with nothing.... I still have some of it. thanks.
