low income Multi family housing

Has anyone had good luck with MFH in a low income area. The units I'm looking are 100 K and need 30 k in rehab. I cant seem to find { the deal} in my budget.Thanks

    @Chris Alford, I guess everyone's definition of "low income area" is different, but I would say being in your units $130k does not qualify as low income areas for me.  Or put another way, I would not spend $130k/unit for low income area. 

    So what are you looking for in general?  You want any deal that costs $100k + $30k rehab per door?  A duplex or a 400 unit property?  Are you investing in Alabama or NYC?  I just think there is too much missing information to add any type of value to your comment.  You will likely get better help if you provide more details.
