I get where you're coming from. We had a 4-plex that was located near us, was managed by a good property manager, never had delinquent payments (even during the pandemic), & rarely had an empty unit. It was a dream real estate investment, but I hated everything about being a landlord. Some people love it, I hated it. I sold it, did a 1031 into a real estate syndication because I wanted to have real estate as part of my investment. I'm so much happier now, earning more income and tax benefits, don't need to be involved in the properties, and have reduced my liability with an added layer that puts more distance between me and the tenants. Others will see downsides to what I'm currently doing, but I'm comfortable with those downsides.

Hi.  I haven't been able to attend these meetings.  Would love to get some recommendation on property managers in the Bay Area (South Bay), if anyone has worked with someone they like.

I just read about using a master lease with a property management company.  I have a 4-plex and am interested in that avenue.  Can those of you who have used such a lease with a property management company share your experiences, what the pros and cons are, what to look out for?   My property is in California.

I have a small apartment in San Jose, CA.  It's only 4 units and has a washer and dryer in the complex. What are other landlords in the area charging for washing and drying?

Fellow landlords.  The rainy season is coming and I need to find someone to clean the gutters of my complexes.  Any of you know of a reasonably-priced & reliable company you'd recommend?  I would need someone who is insured because 2 of my properties are 2-storied.

I don't mind paying for the work, but not $300 JUST to meet someone to interview them. 

My soft structure apartment needs to have the carport reinforced for earthquake safety.  Can anyone send me names of structural engineers and contractors who can do this at a reasonable price?  At this point, I have a hard time just getting an engineer out to look at it.  It's a 4 unit apartment so they consider it too small for their time and want $250-$350 just to come out there to look at the place and talk to me.  Most contractors I've called are either not equipped to do the retrofit, or are too big to want to deal with a small job.  I am in the San Jose area.

I'm re-posting a request for property managers since I only received 1 recommendation in my last posting.  My property is in the Bay Area.  Looking for a manager in the area from Palo Alto to San Jose area.  I'd love to hear some recommendations.
