What about using hml during the winter? If I found a flip around thanksgiving with a 6 week rehab how concerned should I be that I'd be ready to sell in January? 

I realize that it's not like there aren't any buyers in the winter but I'd assume that time of year has to be the most likely time for holding costs to increase.

Welcome @Ryan O.! Like you and @Marcus Coleman, I'm just getting started as well and I definitely recommend the A2REIC meetings that Marcus suggested. I went to my first one last week and it's a great way to get involved and start meeting people with various levels of experience and expertise.

Doesn't get much more convenient than a 30 minute drive straight south. And I just agreed with my wife that I'd clean the bathrooms tonight, what a perfect excuse :)

Hi all,

I'm looking to start attending some local REI group meetings in SE Michigan and am curious if there are any written or unwritten rules in terms of experience or readiness to make a deal before one should consdier attending?

I assume it's expected that complete newbies (me) are regularly in attendance but I'm also many months to a year away from having enough money saved before I actually get started investing (buy and hold) and I don't know if I'd just be wasting people's time since I have no experience, no connections, and no money.

Am I just psyching myself out and someone in my shoes is totally welcome or would it best to keep learning by reading and getting more active on BP while I save, and then start going to meetings once I have some money to invest?

Hello from Metro Detroit, BP! My name is Chris and I'm excited to join and learn from your community.

I'm currently an engineer doing the 9-5 gig and a desire for something more and an interest in real estate has led me here.

I'm ultimately (many years down the road) looking at the landlord route but my current financial situation and complete lack of experience has me looking at other means of getting started. Namely, wholesaling and rehabbing, with rehabbing likely being a permanent strategy as it seems like something I will enjoy.

I look forward to getting to know and learn from the great minds here and hope to be able to start contributing in short order.
