Mike,

This a a good first deal!

Now go out and find a real estate attorney to cover your a** on the closing.

Specific performance on the seller, 1 on 1 non-refundable earnest money on end buyer. Plus end buyer time-frame to close without breach to seller.

Joel,

It's just like a water heater or ac pan. It's only under the washer.

It won't solve the problem if the hoses or washer drain comes out. I suspect that most of it is washer drain coming out. This can be cured by having a wire tie with a eye hook or whatever you call them to hold it in place.

Pan should be tied to the washer drain through the wall. It's right there.

How about leasing them the W&D?

Have you thought about a pan under the washer?

Do you think it is mainly the connection or drain? Maybe you can charge a fee to connect and insure proper installation. Wire tie that drain hose to the drain.

Daniel,

So, now you are saying that the above notifications will or possibly could trigger an adverse effect from the bank?

Travis,

How about talking to your insurance agent, explain the circumstances and protect yourself.

James H,

You make me laugh every time I see one of these posts!

I believe you mean grammar though.

Anyway, keep it up, because it really is fun!
