How about the easy way, look them up in your county tax database.

Selling means tax on sale! Doesn't take into consideration what he is trying to do.

Why give up an income producing asset to go to cash when the value is equity?

He can leverage this no matter how he intends to raise money for his deals.

Even if an investor/bank/private lender looks at this, he has additional security.

Makes no sense to me???

Are you familiar with loopnet? You may find some deals there.

If you want some real deals you are going to have to contact distressed sellers. You will find what you are looking for with these people.

You are basically dealing with retail sellers and you'll never find a deal there.

You could always just move a tenant in and claim adverse possession.

This have happened here is the Dallas area.

This is a joke, but it has actually been done.

This option might require a little more work than you want to do.

But I would raise private money using the property as additional security for rehabs and 1st lien position on new properties.

Find SDIRA investors to make them feel comfortable, then you have your own bank. Since loans are double secured safety net would be very attractive!

If the contract was assigned without a double closing you will not be able to tell. It will look like a normal sale.

You could by a sub2 or lease option with very little down.
