@Dwayne Burksgreen I have not had to use a hard money loan yet so I can not provide experience.  I have heard good things about both noble and jet lending.  I have been leaning towards noble when the need arises.  How was the seminar?

@Gary Wong & @Greg H.Thanks for sharing your experience.  I couldn't see a downside to getting my license other than the additional expense and everyone's insight has confirmed it.

@Chris Soignier I understand what your saying regarding the expenses. The education costs, association fees, and license fees all add up, however, I am sure it is worth it.

Thanks for your input @Gary Wong .  I am not really worried about the expense. What is the downside of disclosure?  Have you ever felt by having to disclose your a real estate agent that it has affected a deal?

I am thinking about getting my real estate license and was curious what are all of the downsides to being an investor and real estate agent in Texas?   I am already aware of the benefits of having your license but wanted to find out all the negatives.  What can you not do as an agent, that you can do as an individual?  Are there any situations that you have come into where you wished you where not an agent?

I have to agree with @Jay Hinrichs as to a big reason why I purchased the pro membership.  I really enjoy all the information, networking opportunities, and tools the site has to provide. @Joshua Dorkin, @Brandon Turner, and the rest of the BP team have worked hard to provide a quality site.  Based on my experience, I feel they have succeeded and I am more than willing to spend a little money each year to support the site. Plus, it's another business expense I can write-off.

@TJ Hollander Welcome to BiggerPockets!  My wife's family is from Denison, IA. We also have family that live in Vail and Deloit.  We go up there every few years to visit in the summer.  I enjoy fishing for monster bass in the farm ponds and floating down the Boyer River on inner tubes.  We always have a blast.  

I would recommend that you read Brandon Turner's book "The Book on Investing in Real Estate with No (and low) Money Down".  I recently finished reading it and found it very informative.

@Zana Blue if you offered to partner and they shot you down, then I say all bets are off.  You tried to partner and help them out but they would like to "collect all the profits".  I would definitely pursue the property on my own after that interaction.
