I have found a cement block house that we believe is great for a rehab project. My question is what is everyones thoughts on that type of house? It currently has siding on the outside & is finished out on the inside. It is priced right we believe and we have ran all of our figures for rehab entire property. We are looking as a " buy and hold " property but are curious as to what the resale potential would be down the road. Thanks for your help.

@Aaron Mazzrillo I have been reading your posts and like/agree with alot of the things you say. Do you do background/credit checks? If so do you consider this a cost of doing business? Why not apply fee of approved application to their 1st months rent? I dont really want to pay for everyone else's checks.

How else do you profit from your rental other monthly rent? I have researched previous posts about application fees. I have also read Mike Butlers "Landlording on Autopilot" & he gives numerous ways to get above & beyond 100% of your rent. My question is how realistic & how ethical is it to do this?

@Dawn Anastasi I am not familiar with spreadsheets but my partner is very good @ excel. I am sure it is something I could learn without to much trouble. Thanks for the help.

My partner and I are looking for software that will analyze all aspects of a rental property. I have found several different ones that I like but, we both need to be able to have access to "said" software on seperate computers ran from our individual homes. I know that we can run excel spreadsheets and export them i believe. But we want something we both will have access to and be able to update from seperate computers anytime.

Presently I only have 1 SFR but I also leave it up to the tenant. This is one less headache / cost I have to worry about. Along with that goes cleaning gutters, closing crawl space vents in winter to prevent frozen / busted pipes, & just general maintenence.

I would agree w/ you Matt. Our local economy is struggling right now & our tenant pool seems to be on a downward slide. In my opinion the tenant pool would be better in a larger population/ growing population.

@BrandonHicks I am thinking that a higher population / growing market would provide for a higher cash flow per door, better choice of tenants, etc. Just trying to decide if those profits would outway the expense of property management. I currently have a full time job w/ young children & am looking for passive income without all the headaches of landlording.

Currently hold 1 property in a small town of less then 17,000 people. Looking at expanding our rental properties by 6-8 homes now. My question is do you think it is better to continue in my small town or use property managment company & invest elsewhere in Indiana or other states that are considered emerging markets w/ greater population growth?
