Good morning I'm in contract on a SS since march bank has did their appraseal on the house a BPO I believe. My question is I'm in NY we have had a lot of rain recently and I wanted to check the condition of the inside of the house see if there are any leaks that "popped up" due to the rain. My question is can I call the real estate agent and have them let me into the house and check it out for a few mins? Can I do that? Any information would be great

Hello I am in the process of buying a home on LI NY. It's a SS so it might be different then the regular sale. The sellers bank just went in to apprase the house a BPO it's called I believe. I'm alil worried about my closing cost. Are there any grants or programs out there that can help me with closing cost? All I seem to find is that programs that include down payment assatiance or ones that I have to worn with their banks. Are there any that are just willing to so closing cost help. Any infomation is great

hello me and my wife been in the process of buying this SS in longisland NY. So far we are at the pony where we are waiting for the SS bank to approve everything. Contract is signed by me and the seller. Down payment that I gave is cashed and put into escrow. My lawyer is running a title/lien search, haven't heard arching back from him either. Contract was signed in march. Just wondering what is a time frame on when the back would approve the offer? Could the bank still decline The offer that me and the seller agreed on? We are not in a rush to move but would like to start doing repairs and getting estimates for a new roof. Any help would be great. Thank you.

Thank you spoke to my lawyer everything seems to be fine. He just finds it weird that the seller as two lawyers. Why would the seller have two lawyers? I'm the buyer in this case

Ok hello all me and my wife have been try to get this short sale on LI. We are in the process but just started. I know we have a long hall to go. I just need some advice regarding the process of how a short sale goes. My real estate agent is telling me to get a new lawyer because he was asking question about where's the escrow coming from and other things about the contract being filled out. So who is sopposed to fill out the contract? I don't have the resources to find another lawyer. They have the contract filled out already. Does that mean the bank approved the offer? Also what are the actual steps of how a short sale goes? Any information would be helpful thank you. I hope I didn't confuse anyone or blabber to much just Ver confused right now.

That's what they told me cause my agent isn't the listing agent but they are all in the same re company. Also this house is not ocupied it's bank owned. So who would pay for closing?

Thank u for all ur information. My other question is will a bank chose not to pay closing cost on a short sale? My agent is telling me that the bank don't pay for closing on short sales. But before that they also said they would talk to the listing agent to see if he would lower his commission In order for me not to pay closing. So is that true that the bank don't want to pay for closing cost or can the agent lower his commission to cover closing?

Good morning all. Me and my wife and currently looking for homes In the ny/longisland area. We have seen some that are short sale and wanted to bid on one. Being that it's a short sale there was really no kitchen we need all the appliances and some rooms need some touch ups. Now I researched rehab mortgages. I looked up and found that u can get a 203k mortagage to fix up and rehab a home and live in it or sell it. So I asked my agent yesterday and they called their mortage person and I was told I couldn't do 203k loans on short sales. I did a lot of research and I see that u can so why are they telling me I can do that? Any information would be great thank you.

How can I find out when it will be at auction? I'm not focusing on just this house I'm Interested in the this process works and of I can get it I will but I don't have the cash for it. I also thought these type if homes were a deal how come the bank tries to get the market value for them?
