I think it depends on if the unit was working. If it was working then you are going above and beyond to maybe help lower utility costs, but it not then that's a CapEx cost that you'd have to pay if they don't renew. But hey, if you can get them to pay for it either way...awesome!

@Howell Conant Step one, finish your degree!  While you're doing that take the time to educate yourself, maybe even work with a local vendor who does what you want to do.  Which brings up the larger question, what are your long term goals?  What do YOU want to do in the business?  If you ask me you're already starting down the right path.  If you haven't already, start reading real estate specific books, and ask questions about them on the forums. @Sean Casey That's a great question. Ha.  I think it should have read, "I'm in the process of short listing HML's right now and i have say I can't help".  Just trying to say that i've talk to so many people i tend to go in as a skeptic with HMLs.  Need to earn the trust.

@Seth Larson I'm in the process of building a network to take care of both options. I want to be active in the analysis of the deals, but don't have the time to find the leads. I tried the MLS for a little while and figured out first hand that it's not for me. I'm using financing so I couldn't compete with cash buyers.

If you do your research and start talking to people you can build a network of companies that make working a 9 to 5 and investing in real estate very doable.  The key is to build solid relationships with good companies and make sure everyone is making money.

@Sean Casey I'm in the process of short listing HML's right now and i have say I can help but be suspicious when i start reviewing each one just to protect myself. This site has helped a ton in the process so thanks to all.

@Edward B. Thanks for the info. I have Lima One on my list. I've submitted an inquiry but they are taking some time getting back to me. We'll have too see. I want to put these properties under my LLC which is driving me to a commercial loan. I'll have to see if Lima provides that service.

@Bryan Drury Thanks for the reply. I had started working through local banks to find this out. In your experience, do banks do this on commercial loans? From the start we're purchasing properties under our LLC instead of our names and transferring. That's given me a lot of lessons learned, but it's been great.
