@Animesh Das seems like you're a long term buy and hold guy. I would keep those cash flowing properties - pull out equity from the one you have paid off and buy another property in a top notch bay area location. The power of leverage is amazing as long as it isnt done in excess. If you buy in a top notch location and you hold for the longterm 5 - 10 + years you cant go wrong. I know we are at a peak but honestly "predicting the market" is only a guess. I personally don't believe people can predict the market. One may have clues but you dont know when it will happen. Again just buy and hold in a great location (numbers must make sense of course).  In my opinion I think this is what you should do -  Especially if you want to stay local. Deals are still out here - Just be persistent and patient.

Hey! Zoh Here. Im a super duper newbie! 2 months old LOL. 

1. What is the best proactive strategy (software tools, book keeping tools etc) one may use to be ready to submit appropriate tax documents to a CPA?

2. Best way to find a CPA?

3. What do you find is a deduction a newbie may often miss when submitting tax documentation?

Im up to date on podcasts, listen to them every week. Have read a lot of books.

Analyze mfhs everyday - Have put in a few offers, my most recent two days ago - all have been rejected last one was close but person who beat me out had no contingencies. Still looking to get in before march 2018. Going to look at a triplex today and put in a competitive offer. Wish me luck. 

As for posting - I suck but ill try to post 2x per week starting now!

Hey Everyone!! My Name is Zoh and I am a newbie looking  for suggestions on a CPA & Attorney that are super real estate focused (MFH) and are based in the bay area, CA preferably in Oakland. Working on obtaining my first MFH before end of March. I would like to be proactive in setting up my real estate properties by working with the right people. I would appreciate any help. @thomas s I respectfully disagree with you, An FHA LOAN CAN WORK if used properly. I for one bought my first house with an FHA loan @ age 21. made payments on time for 10 years and made a 200k+ profit when I sold it. I think I won in this scenario. This money will now be used towards acquiring rental properties.

@quamalburton In my humble opinion no - unless you can attain a job that is equal or greater than your current one. I would say continue to do both. Grind it out for sometime until you have the resources (finances, opportunities) to go into real estate full time. Im sure a lot of us (including myself) are trying to get out of the "RAT RACE" but I think we should all be calculated about how we do that. Best of luck.
