I am just about to close on my first property (SFR) in the SA area and wanted to reach out to the community for contractor recommendations.

The scope of work is cosmetic:

  • Exterior/Interior Paint
  • Demo Handicap Ramp
  • Vinyl Plank Flooring
  • Replace Bathroom Toilet, Sink, Tub
  • Replace Lights, Fixtures, Fans
  • Install Scratch-Dent Appliances
  • Install Cabinets & Formica Countertops
  • Install Window AC Units

I wanted to ask if anyone has experience with out of state BRRRR. I've been hunting for deals in TX, but find them hard to come by.

My first instinct is to research a market, and I have some basic criteria laid out. But, before I do that - I wanted to ask the BP community if they have OOS BRRRed:

  • How did you find the market you wanted to BRRR in?
  • I've read Brian Green's book on OOOS investing, is this the best methodology in becoming comfortable with the market?
  • How did you handle the rehab, financing?

All insight is appreciated.

Hello,

I am in the process of building out my deal funnel so I can continue analyzing deals off the MLS. I have access to the MLS, but there are not as many value adds, so I am primarily focused on building via off-market. I have tried the following, to no success (yet). Any strategies would be helpful.

For context, I am looking to BRRR in TX. I own two properties, which I procured via the MLS.

  • Wholesalers - reached out to ~15, only have access to one at the moment.
  • FSBO/Foreclosure/Pre-closure sites - setup searches
  • Realtor.com - set up searches
  • MLS - setup searches
  • Local FB Group

Any insights on how to build my funnel with the intention of increasing probability of finding a deal would be helpful. I am a tech savvy guy so I can scrape data easily and build lists, just need some guidance/wisdom/tips on where to start.

Thanks for the feedback Kris, David, and Stephen. Have you discussed with banks in only in ATX? Wondering if banks in other cities in TX have different characteristics. 

Also, Stephen, which portfolio lenders are you referring to? Gathering banks leads at the moment.
