3+2 Single Family home in  the UNM neighborhood of ABQ, 10 blocks from Nob Hill. Turnkey. I'd say B neighborhood.

350k. STR at $3800-$4200/Mo., minus utilities, 15% management and booking commission.

I have a very niche market of renters in a specific industry, I'm estimating the place will be rented 75% of the year.

Thoughts and input from my BP community?

Hi All,

I'm looking for turnkey or almost turnkey properties that I can rent for STR in ABQ. Any ideas? Seems like everything has appreciated significantly and I might have missed the boat! Is this still a good market?

I have just started searching for properties in Columbus and Indy. The midwest intrigues me because it seems as though that is where the deals are. I'm in Cali and its too expensive here. Also looking at ABQ

Thanks for the responses Jay and Tanvir! Yes, I keep hearing about not paying cash but I have cash to spend and its just sitting around right now. I actually own a triplex in LA and a second home in LA but live in Sacramento. Both places too expensive to buy right now...I am a little nervous about out of state investing because I self manage my properties now and I think I do an exceptional job. I've picked the best tenants out there...Somehow, relying on a company to oversee my properties scares me but I still want to take the plunge! I hear SFR's are all the rage now, that folks are flocking to the suburbs to live and so the rentals on SFR's are appreciating...Anyway, I will check out Toledo and Vegas...Thanks for the input!

If your prospective tenant can't get his SH*t together, you don't want him as a tenant. Move on, save yourself the headache later.
